{"id":114826,"date":"2021-06-15T06:22:32","date_gmt":"2021-06-15T13:22:32","guid":{"rendered":"https:\/\/www.rentcafe.com\/blog\/?p=114826"},"modified":"2022-09-01T07:43:00","modified_gmt":"2022-09-01T14:43:00","slug":"apartment-size-increase-in-the-u-s","status":"publish","type":"post","link":"https:\/\/www.rentcafe.com\/blog\/rental-market\/apartment-size-increase-in-the-u-s\/","title":{"rendered":"Future Apartments to Get \u201cOne Home Office Larger\u201d as More Renters Work from Home"},"content":{"rendered":"\r\n<div>\r\n<div><strong>After a decade of shrinking apartments, renters are set to receive the extra space they need: 36% of cities are currently building larger units than before, with most of them (51%) upsizing two-bedroom apartments.<\/strong><\/div>\r\n<\/div>\r\n<div>\u00a0<\/div>\r\n<p>Full- or part-time work-from-home is here to stay for the foreseeable future, compelling many people to make room in their homes for a more permanent workspace. The <a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/real-estate-news\/one-year-later-pandemic-shifts-renters-priorities-as-more-space-beats-cheaper-survey-shows\/\">need for more space<\/a> is particularly crucial in apartments, where there isn\u2019t typically much space to spare to begin with. Fortunately, apartment developers are noticing this rising need and their response is already reflected in projects that are under construction.<\/p>\r\n<p>In fact, out of the 92 cities in which we analyzed apartment floorplans in buildings under construction, <strong>36% are already trending toward larger apartments<\/strong> compared to what was built in the past 5 years, Yardi Matrix data reveals. Specifically, these larger apartments increased by nearly 50 square feet, on average \u2014 a generous space for an apartment, especially nowadays when more people are working from home. On a more granular level, one-, two- and three-bedroom apartments are expanding in size in almost half of the cities analyzed, with the latter adding a whopping 105 square feet to its average size. One- and two-bedroom apartments are also registering increases of 28 square feet and 39 square feet, respectively.<\/p>\r\n\r\n<p>&nbsp;<\/p>\r\n\r\n<p style=\"text-align: center;\"><iframe loading=\"lazy\" id=\"datawrapper-chart-Rbw19\" style=\"border: none;\" title=\"Change in Size by Apartment Type\" src=\"https:\/\/datawrapper.dwcdn.net\/Rbw19\/14\/\" width=\"600\" height=\"236\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Split Bars\"><\/iframe><\/p>\r\n<p>Experts confirm that this upsizing trend is linked to how renters&#8217; priorities have shifted because of the pandemic.<\/p>\r\n<p><em>\u201cThe pandemic and work-from-home has made people more conscious of the space in which they live and work,\u201d <\/em>said Doug Ressler, manager of business intelligence at Yardi Matrix.<em> \u201cThe pandemic has significantly accelerated issues on designers\u2019 minds well before 2020. These issues involve the rise of the home as a workspace, and a deeper emphasis on health and well-being.\u201d<\/em><\/p>\r\n<p style=\"text-align: center;\">\r\n\r\n<\/p>\r\n<h2 class=\"wp-block-heading\"><strong>New Apartments Are About \u201c1 Small Home Office\u201d Larger<\/strong><\/h2>\r\n<p>How much larger will the new apartments be? Well, the average increase in apartment size in the locations that are already <strong>building larger units is 48 square feet \u2014 just enough for a small home office<\/strong>, a bathroom or some other type of living space that can provide a lifestyle upgrade for renters spending more time at home. This is a wind of change in apartment construction \u2014 especially in urban areas \u2014 and it&#8217;s setting the stage for new trends in living preferences following the pandemic.<\/p>\r\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-115308\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/05\/larger-apartments.jpg\" alt=\"\" width=\"1320\" height=\"742\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/05\/larger-apartments.jpg 2500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/05\/larger-apartments.jpg?resize=500,281 500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/05\/larger-apartments.jpg?resize=768,432 768w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/05\/larger-apartments.jpg?resize=1320,742 1320w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/05\/larger-apartments.jpg?resize=1536,864 1536w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/05\/larger-apartments.jpg?resize=2048,1152 2048w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/05\/larger-apartments.jpg?resize=150,84 150w\" sizes=\"auto, (max-width: 1320px) 100vw, 1320px\" \/><\/p>\r\n<p>Alex Valente, Senior Vice President for High Street Residential, says that in order to target renter demand for more space, his team intentionally designed larger apartments for Llewellyn, their recently completed 318-unit multifamily community in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/los-angeles-ca\/\" target=\"_blank\" rel=\"noopener\">Los Angeles<\/a>.<\/p>\r\n<p><em>\u201cAt the time of design three years ago, this approach went against the grain of other developments in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/downtown-los-angeles-los-angeles-ca\/\" target=\"_blank\" rel=\"noopener\">Downtown LA<\/a>. The pandemic and resulting work-from-home model has only accelerated this trend and increased demand for more space. In addition to Llewellyn&#8217;s units being on average 20% larger than competitors, the unit mix is made up of 65% two bedrooms. This was done to allow renters to share the cost of living with a roommate or utilize a separate and private work-from-home space\u201d<\/em>, said Valente.<\/p>\r\n<p><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-115432 aligncenter\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/05\/GS_Llewellyn_Ph_II_GF_Patio.jpg\" alt=\"\" width=\"800\" height=\"450\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/05\/GS_Llewellyn_Ph_II_GF_Patio.jpg 800w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/05\/GS_Llewellyn_Ph_II_GF_Patio.jpg?resize=500,281 500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/05\/GS_Llewellyn_Ph_II_GF_Patio.jpg?resize=768,432 768w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/05\/GS_Llewellyn_Ph_II_GF_Patio.jpg?resize=150,84 150w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\r\n<p>Daryl Spradley, Senior Vice President of Charles Wayne Consulting, Inc. says that while some places experience an upsizing trend, it&#8217;s still too early to know for sure whether it&#8217;s an effect of the pandemic or not. He argues that this growth in size\u00a0is triggered by developers who are addressing \u201crenters by choice\u201d and \u201cdigital nomads\u201d \u2014 people with high income who choose not to buy, but to rent, due to various reasons linked to lifestyle, such as mobility.<\/p>\r\n<p><em>\u201cThe number of people that earn over $100,000 a year is significantly higher than it was 2 or 3 years ago. Those are renters, but obviously renters by choice because they can go out and buy a house\u201d<\/em>, Spradley said.<\/p>\r\n<p>Spradley also noted that most such renters in his city \u2014 <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/orlando-fl\/\" target=\"_blank\" rel=\"noopener\">Orlando, FL<\/a> \u2014 are likely digital nomads who tend to stay for a year, rent, find a co-working space and then move on to another city.<\/p>\r\n<h2>Everett, WA Apartments Upsizing by an Additional 267 Square Feet<\/h2>\r\n<p style=\"text-align: center;\">\r\n\r\n<\/p>\r\n<p>Analyzing all buildings under construction where apartment size data was available, we identified projects in 33 cities out of 92 which are already expanding floorplans to build more spacious apartments compared to what they built in the past five years. On average, the space added ranges from 267 extra square feet in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/everett-wa\/\" target=\"_blank\" rel=\"noopener\">Everett, WA<\/a> to one more square foot in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/west-palm-beach-fl\/\" target=\"_blank\" rel=\"noopener\">West Palm Beach, FL<\/a>.\u00a0<\/p>\r\n<p>It&#8217;s also worth noting that these are just the cities where floorplan size information was available as of May 2021 for projects under construction. As such, it&#8217;s quite possible that the trend will be confirmed in even more locations as more data becomes available and developers have more time to adjust their construction plans.<\/p>\r\n<p style=\"text-align: center;\">\r\n\r\n<\/p>\r\n<p><strong>Everett, WA <\/strong>\u2014 home to a Boeing factory \u2014 is the trend leader, with the largest apartments under construction compared to those built in the previous five years. It&#8217;s not only airplanes that are taking off here, but apartment sizes, as well. Apartments under construction in Everett will be upsizing by a whopping 267 square feet larger \u2014 which also happens to be the length of a Boeing 747 wing. When delivered, these new apartments will have an average size of 1,195 square feet, compared to just 928 square feet, which was the average size of apartments completed in the last decade.<\/p>\r\n<p>Meanwhile, other cities are also building larger apartments for rent: <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/kirkland-wa\/\" target=\"_blank\" rel=\"noopener\"><strong>Kirkland, WA<\/strong><\/a> is upsizing by 211 extra square feet, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/scottsdale-az\/\" target=\"_blank\" rel=\"noopener\"><strong>Scottsdale, AZ<\/strong><\/a> by 208 more square feet and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/midland-tx\/\" target=\"_blank\" rel=\"noopener\"><strong>Midland, TX<\/strong><\/a> by 182 additional square feet, on average.<\/p>\r\n<p>Moreover, 27 of the 33 locations are urban areas: <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/chicago-il\/\" target=\"_blank\" rel=\"noopener\">Chicago<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/houston-tx\/\" target=\"_blank\" rel=\"noopener\">Houston<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-antonio-tx\/\" target=\"_blank\" rel=\"noopener\">San Antonio<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/irving-tx\/\" target=\"_blank\" rel=\"noopener\">Irving<\/a> and Midland, TX; Scottsdale and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tempe-az\/\" target=\"_blank\" rel=\"noopener\">Tempe, AZ<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/sacramento-ca\/\" target=\"_blank\" rel=\"noopener\">Sacramento, CA<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/denver-co\/\" target=\"_blank\" rel=\"noopener\">Denver<\/a>; Orlando, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/pompano-beach-fl\/\" target=\"_blank\" rel=\"noopener\">Pompano Beach<\/a>, West Palm Beach and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/sarasota-fl\/\" target=\"_blank\" rel=\"noopener\">Sarasota, FL<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/athens-ga\/\" target=\"_blank\" rel=\"noopener\">Athens, GA<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/charlotte-nc\/\" target=\"_blank\" rel=\"noopener\">Charlotte<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/burlington-nc\/\" target=\"_blank\" rel=\"noopener\">Burlington, NC<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/albuquerque-nm\/\" target=\"_blank\" rel=\"noopener\">Albuquerque<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/santa-fe-nm\/\" target=\"_blank\" rel=\"noopener\">Santa Fe, NM<\/a>;\u00a0 <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/overland-park-ks\/\" target=\"_blank\" rel=\"noopener\">Overland Park, KS<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/columbus-oh\/\" target=\"_blank\" rel=\"noopener\">Columbus, OH<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/memphis-tn\/\" target=\"_blank\" rel=\"noopener\">Memphis, TN<\/a>; Everett, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/auburn-wa\/\" target=\"_blank\" rel=\"noopener\">Auburn<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/redmond-wa\/\" target=\"_blank\" rel=\"noopener\">Redmond, WA<\/a>; and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/norfolk-va\/\" target=\"_blank\" rel=\"noopener\">Norfolk<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/arlington-va\/\" target=\"_blank\" rel=\"noopener\">Arlington, VA<\/a>. The suburban areas that made it to our ranking are <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/fremont-ca\/\" target=\"_blank\" rel=\"noopener\">Fremont, CA<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/summerville-sc\/\" target=\"_blank\" rel=\"noopener\">Summerville, SC<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/mckinney-tx\/\" target=\"_blank\" rel=\"noopener\">McKinney<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/lewisville-tx\/\" target=\"_blank\" rel=\"noopener\">Lewisville<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/leander-tx\/\" target=\"_blank\" rel=\"noopener\">Leander, TX<\/a>; and Kirkland, WA.<\/p>\r\n<p>This indicates a sudden demand for larger city apartments to address the new reality we live in, following <a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/real-estate-news\/us-average-apartment-size-trends-downward\/\">a long-standing trend of building smaller apartments<\/a>.<\/p>\r\n<p style=\"text-align: center;\">\r\n\r\n<\/p>\r\n<p style=\"text-align: center;\"><iframe loading=\"lazy\" id=\"datawrapper-chart-6RX14\" style=\"border: none;\" title=\"Cities with Larger Apartments Under Construction vs. Last 5 Years\" src=\"https:\/\/datawrapper.dwcdn.net\/6RX14\/11\/\" width=\"700\" height=\"744\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Split Bars\"><\/iframe><\/p>\r\n<p style=\"text-align: center;\">\r\n\r\n<\/p>\r\n<p>Even some large cities like<strong> Chicago<\/strong> are on the list after consistently reducing the size of rental apartments for years. With an additional 38 square feet of space in its under-construction apartments versus the last 5 years, Chicago might be on track to offering more space to its renters.<\/p>\r\n<p style=\"text-align: center;\">\r\n\r\n<\/p>\r\n<p>In <strong>Texas<\/strong>, larger apartments are being built in seven cities: Midland is upsizing by 182 square feet, McKinney, by 98 square feet as well as Leander, San Antonio, Irving, Lewisville and Houston. The state was also ranked as one of the best for teleworkers, <a href=\"https:\/\/www.usnews.com\/news\/best-states\/articles\/2021-04-07\/working-from-home-these-are-the-best-states-for-telework\">according to a recent study<\/a>, so renters working from home can look forward to finding larger apartments available in the near future.<\/p>\r\n<p><strong>Florida<\/strong> is also well-represented, with four cities showing this trend: Sarasota, Orlando, Pompano Beach and West Palm Beach \u2014 same as the state of <strong>Washington<\/strong>, which is represented in our ranking by Everett, Kirkland, Auburn and Redmond. California, New Mexico, Virginia, North Carolina and Arizona are represented by two cities, respectively, while South Carolina, Georgia, Illinois, Ohio, Colorado, Tennessee, Oklahoma and Kansas each have one city in our list.<\/p>\r\n<p style=\"text-align: center;\">\r\n\r\n\r\n\r\n<\/p>\r\n<h2 class=\"wp-block-heading\"><strong>Cities Where Largest Apartments Are Being Built<\/strong><\/h2>\r\n<p style=\"text-align: center;\">\r\n\r\n<\/p>\r\n<p><strong>Everett, WA<\/strong> is leading here, too, as its under-construction apartments measure an average of 1,195 square feet \u2014 the highest among the cities analyzed. Not far behind is <strong>Scottsdale, AZ<\/strong>, home to a population of 251,000, with an average apartment space of 1,139 square feet. <strong>Athens, GA<\/strong>, a college town 70 miles away from Atlanta, is planning on delivering the third-largest apartments, at 1,132 square feet.<\/p>\r\n<p style=\"text-align: center;\">\r\n\r\n<\/p>\r\n<p>The surprise within the top group is <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/morrisville-nc\/\" target=\"_blank\" rel=\"noopener\"><strong>Morrisville, NC<\/strong><\/a>, a small community 14 miles outside of <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/raleigh-nc\/\" target=\"_blank\" rel=\"noopener\">Raleigh<\/a> that is currently building the 10<sup>th<\/sup>-largest apartments, at 1,004 square feet, on average.<\/p>\r\n<div>But why are these relatively small cities building the largest apartments? It all comes down to demand. According to Craig Jones, president of MBK Rental Living, there is a &#8220;residential recalibration&#8221; from urban areas to more suburban locales, where residents can find not only larger accommodations, but also quality community amenities and outdoor spaces.<\/div>\r\n<div>\u00a0<\/div>\r\n<div>\r\n<p><em>&#8220;Choosing where to live used to be more about proximity to the office. But now, with work-from-home and all of the delivery options available to residents, lifestyle has become more important&#8221;<\/em>, Jones said.<\/p>\r\n<\/div>\r\n<p style=\"text-align: center;\">\r\n\r\n<\/p>\r\n<p style=\"text-align: center;\"><iframe loading=\"lazy\" id=\"datawrapper-chart-WFwi3\" style=\"border: none;\" title=\"Cities with Largest Apartments Under Construction\" src=\"https:\/\/datawrapper.dwcdn.net\/WFwi3\/4\/\" width=\"560\" height=\"479\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Map\"><\/iframe><\/p>\r\n<p style=\"text-align: left;\"><a href=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/06\/Largest-Apartments-Under-Construction-2021.pdf\">Click here<\/a> to see a list of the top 20 cities that are building the largest apartments.<\/p>\r\n<p>Populous cities like <strong>Orlando, FL, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/oklahoma-city-ok\/\" target=\"_blank\" rel=\"noopener\">Oklahoma City, OK<\/a><\/strong> or <strong>Charlotte, NC<\/strong> are also set on upsizing and delivering more spacious apartments, with average apartment sizes of 981 square feet, 977 square feet and 1,010 square feet, respectively. One reason for Orlando\u2019s prosperous apartment market might be the fact that it&#8217;s appealing to digital nomads, experts say. The average age here is 37 years old, which is about five years younger than the average for the entire state.\u00a0<\/p>\r\n<p>Represented by six of its cities, <strong>Florida<\/strong> is leading the way in building the largest apartments, with Sarasota planning to deliver apartments measuring 1,007 square feet, the sixth largest among all cities analyzed.<\/p>\r\n<p style=\"text-align: center;\">\r\n\r\n<\/p>\r\n<h2 class=\"wp-block-heading\">Cities Where The Trend is Taking a U-Turn After Downsizing for a Decade<\/h2>\r\n<p style=\"text-align: center;\">\r\n\r\n<\/p>\r\n<p>Notably, 21 of the cities we analyzed that were previously building smaller apartments in the second part of the decade (2016 to 2020) compared to the first (2011 to 2015) are now adapting to renters\u2019 needs for more space and currently building more spacious apartments.<\/p>\r\n<p>Almost all of the cities in the top five that are now building larger are medium-sized cities in urban areas with populations of less than 600,000 residents.<\/p>\r\n<p style=\"text-align: center;\">\r\n\r\n<\/p>\r\n<p><strong>Kirkland, WA <\/strong>\u2014 located on the eastern shore of Lake Washington \u2014 is adding the most square footage to its under-construction apartments: upsizing by an additional 211 square feet compared to the second part of the decade.<\/p>\r\n<p style=\"text-align: center;\">\r\n\r\n<\/p>\r\n<p><strong>Scottsdale, AZ<\/strong> is next with 208 extra square feet, followed by <strong>Midland, TX<\/strong>, with 182 square feet more \u2014 both great cities for renters looking for larger apartments.<\/p>\r\n<p style=\"text-align: center;\"><\/p>\r\n<p style=\"text-align: center;\"><iframe loading=\"lazy\" id=\"datawrapper-chart-kXddo\" style=\"border: none;\" title=\"Cities That Were Building Smaller &amp;amp; Are Now Building Larger Apartments\" src=\"https:\/\/datawrapper.dwcdn.net\/kXddo\/8\/\" width=\"700\" height=\"871\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Grouped Bars\"><\/iframe><\/p>\r\n<p style=\"text-align: center;\"><\/p>\r\n<p>Furthermore, all of these 21 cities are building apartments measuring more than 821 square feet, with <strong>Scottsdale, AZ<\/strong>\u00a0and <strong>Athens, GA<\/strong> planning to deliver the largest apartments, at 1,139 square feet and 1,132 square feet, respectively.<\/p>\r\n<p style=\"text-align: center;\">\r\n\r\n<\/p>\r\n<p>&nbsp;<\/p>\r\n<p style=\"text-align: center;\"><\/p>\r\n<h3>Methodology<\/h3>\r\n<p><em>RentCafe is a <a href=\"https:\/\/www.rentcafe.com\/\" data-wpel-link=\"external\">nationwide apartment search website<\/a>\u00a0that enables renters to easily find apartments and houses for rent throughout the United States.<\/em><\/p>\r\n<div><em>To compile this report, RentCafe\u2019s research team analyzed apartment construction data, for projects completed between 2010 and 2020 and compared it to projects that were under construction as of May 2021. Apartment floor-plan size data was available for under-construction projects in <\/em><em>92 U.S. cities.
