That\u2019s according to the latest data that shows small towns in the heartland are among the best cities for Gen Z renters. This is especially noteworthy because Zoomers were the fastest-growing active renter segment in the U.S. last year, and their locations of choice are just the opposite of their <a href=\"https:\/\/www.rentcafe.com\/blog\/millennial-statistics\/\">Millennial<\/a> predecessors.<\/p>\n<p>According to the most recent national apartment application data, the share of Gen Z renters jumped by 36% in 2020 compared to the prior year. At the same time, the number of apartment applicants from every other generation decreased. So, to identify what types of cities the <a href=\"https:\/\/www.rentcafe.com\/blog\/gen-z-statistics\/\">Gen Z population<\/a> prefers, we ranked cities by the highest share of applications for rent from this age group, as well as the highest year-over-year increase in Gen Z applicants.<\/p>\n<p>Surprisingly, <strong>the trending locations preferred by Gen Z are small towns in the heartland, in the Midwest as well as in parts of the South, <\/strong>favored not only for being more affordable, but also for offering <span class=\"TextRun Highlight SCXW189014809 BCX0\" lang=\"EN-US\" xml:lang=\"EN-US\" data-contrast=\"none\"><span class=\"NormalTextRun SCXW189014809 BCX0\">a vibrant local scene that feels authentic and closer to home for these young adults who are starting out in life in times of great uncertainty and change.\u00a0<\/span><\/span><\/p>\n<p><script id=\"infogram_0_6778fa64-c8de-41d8-aedf-5a9e61d29889\" title=\"GenZ National\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?DPl\" type=\"text\/javascript\"><\/script><\/p>\n<p>Of the roughly 3 million renter applications analyzed as part of this study, 22% were from applicants born after 1997 \u2014 also known as Generation Z, the oldest of which turned 23 in 2020. This youngest generation to enter apartment life claimed the second-largest share of the rental market in 2020. They were outnumbered only by Millennials (Slide 2), who continue to represent the largest share of renters in the U.S. with 48% of rental applications as of the end of 2020. Meanwhile, Gen X apartment-dwellers trail behind the Gen Z population, claiming only 18% of rental applications last year.<\/p>\n<p>In 2020, some cities saw sharp increases in their shares of Gen Z renters, earning marks for the trendiest spots for young renters. In fact, in 18 of the top 20 best cities for Gen Z renters, the share of rental applications submitted increased by at least 50% throughout the course of just one year.<\/p>\n<p>These findings, however, have to be interpreted in the light of an unusual year, in a global pandemic. <em><span class=\"NormalTextRun SCXW32333134 BCX0\"><b>&#8220;The<\/b><\/span><span class=\"NormalTextRun SCXW32333134 BCX0\"><b> economic and public health consequences of the COVID-19 pandemic have likely influenced Gen Zer&#8217;s preferences for less populated, more affordable cities\/towns in Mid-America and outside of the large southern metro areas <\/b><\/span><span class=\"NormalTextRun ContextualSpellingAndGrammarErrorV2 SCXW32333134 BCX0\" style=\"font-weight: bold;\">e.g.<\/span><span class=\"NormalTextRun SCXW32333134 BCX0\" style=\"font-weight: bold;\"> Atlanta, D.C., Charlotte, Houston, than Millennials.&#8221;<\/span><b>, <\/b><\/em><span data-contrast=\"auto\">according to\u00a0<\/span><a href=\"http:\/\/facultyprofile.csuohio.edu\/csufacultyprofile\/detail.cfm?FacultyID=R_DUNN\" target=\"_blank\" rel=\"noopener\"><span data-contrast=\"none\">Ronnie A. Dunn<\/span><\/a><span data-contrast=\"auto\">, Associate Professor of Urban Studies at Cleveland State University.<\/span><span data-contrast=\"auto\">\u00a0<\/span><\/p>\n<h2>Greenville, NC Takes Top Position among the Best Cities for Gen Z Renters<\/h2>\n<p>The trendiest Gen Z cities are concentrated in what\u2019s known as \u201cthe heartland\u201d or middle America. Nine of the 20 cities on this list are located in the Midwest and eight are in the South \u2014 far from the coastal cities previously favored by Millennials.\u00a0Notably, they are small and mid-sized cities and towns, most with fewer than 300,000 residents, a relatively low cost of living, and apartment rents less than the national average, which is around $1,400.<\/p>\n<p><span data-contrast=\"auto\">Asked to provide an expert opinion on this trend,\u00a0<\/span><a href=\"https:\/\/sociology.uoregon.edu\/profile\/jah\/\"><span data-contrast=\"none\">Sociology\u00a0<\/span><span data-contrast=\"none\">P<\/span><span data-contrast=\"none\">rofessor Jill Ann Har<\/span><span data-contrast=\"none\">r<\/span><span data-contrast=\"none\">ison<\/span><\/a><span data-contrast=\"auto\">\u00a0<\/span><span data-contrast=\"auto\">(University of Oregon)\u00a0<\/span><span data-contrast=\"auto\">argues that\u00a0<\/span><span data-contrast=\"auto\">economic factors are leading people to look at smaller, more affordable markets and see their potential.\u00a0<\/span><span data-contrast=\"auto\">Harrison\u00a0<\/span><span data-contrast=\"auto\">concluded that one of the main\u00a0<\/span><span data-contrast=\"auto\">benefits<\/span><span data-contrast=\"auto\">\u00a0people<\/span><span data-contrast=\"auto\">\u00a0get\u00a0<\/span><span data-contrast=\"auto\">is &#8220;<\/span><span data-contrast=\"auto\">much more space for the<\/span><span data-contrast=\"auto\">ir<\/span><span data-contrast=\"auto\">\u00a0money<\/span><span data-contrast=\"auto\">\u201d<\/span><span data-contrast=\"auto\">\u00a0in\u00a0<\/span><span data-contrast=\"auto\">these\u00a0<\/span><span data-contrast=\"auto\">small and mid-sized cities <\/span><span data-contrast=\"auto\">compared to what they\u00a0<\/span><span data-contrast=\"auto\">do in big, coastal\u00a0<\/span><span data-contrast=\"auto\">ones<\/span><span data-contrast=\"auto\">.<\/span><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335559739&quot;:160,&quot;335559740&quot;:259}\">\u00a0<\/span><\/p>\n<p><strong><i>\u201c<\/i><i>Y<\/i><i>ounger people are willing to trade off living in a crowded, bustling city for having more space at home. Many of these Heartland places are also much closer to their hometowns, too, enabling a tighter intergenerational connection which is more valued among younger adults today than with Gen X.\u201d\u202f<\/i>\u00a0<\/strong>Jill Ann Harrison,\u00a0<span data-contrast=\"auto\">Associate Professor and Director of Graduate Studies, Department of Sociology,\u202fUniversity of Oregon.<\/span><\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/greenville-nc\/\">Greenville, NC<\/a> places first in the ranking, having seen the sharpest spike in apartment applications submitted by this generation in 2020, 84%. This area doesn&#8217;t lack in opportunities nor in hospitality, making for an attractive and affordable place to live in, with an average apartment rent around $800. Norfolk, VA and Lake Charles, LA round up the top 5.<\/p>\n<p>Even the largest cities in the ranking are in fact mid-sized vibrant Midwestern cities that feel like home for many young adults: <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/minneapolis-mn\/\">Minneapolis, MN<\/a> (population 420k), ranked 11th,<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/saint-louis-mo\/\"> St. Louis, MO<\/a> (population 308K) ranked 16th and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/columbus-oh\/\">Columbus, OH<\/a> (population 880K), ranked 20th.<\/p>\n<p><a href=\"https:\/\/sociology.uoregon.edu\/profile\/jah\/\"><span data-contrast=\"none\">Professor Harrison<\/span><\/a><span data-contrast=\"auto\"> points out that these cities all share a set of characteristics that make sense for this generation just starting out on their own<\/span><span data-contrast=\"auto\">:<\/span><span data-contrast=\"auto\">\u202f <\/span><span data-contrast=\"auto\">t<\/span><span data-contrast=\"auto\">hey have a lower cost of living, with a smaller but vibrant local scene, thus favorable for establishing new, local businesses.\u00a0<\/span><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335559739&quot;:160,&quot;335559740&quot;:259}\">\u00a0<\/span><\/p>\n<p><i><span data-contrast=\"auto\">\u201eIt is easier in these places for people to take risks to becoming small business owners and contributing to the local economy and culture. These smaller markets offer an opportunity for younger adults not just live in a place, but to help to create or contribute to it in meaningful ways. In turn, many of these smaller cities have a truer sense of authenticity that is certainly serving as a pull.\u201d<\/span><\/i><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335559685&quot;:720,&quot;335559739&quot;:160,&quot;335559740&quot;:259}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">According to Harrison, many of the abandoned buildings and factory spaces in such places are turned into coffee shops, breweries, art galleries, and retail spaces \u2013 a movement led by younger Gen Xers and Millennials. The top 20 locations with the highest share of Gen Z apartment-seekers are mostly college towns or located near a college town. In these locations, members of the Gen Z population who are 21 and younger represent the majority of applications.<\/p>\n<p><script id=\"infogram_0_607caf01-2421-4a6a-83ba-23a01c4e43cf\" title=\"Top 20 Gen Z cities\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?yB5\" type=\"text\/javascript\"><\/script><\/p>\n<p>In the current socio-economic context that proliferated remote work, college communities in the middle of the country might just offer the promise of a different and better way to live and work, according to a <a href=\"https:\/\/www.brookings.edu\/blog\/the-avenue\/2021\/02\/11\/with-techies-fleeing-the-coasts-americas-heartland-has-a-shot-at-economic-revival-if-we-save-its-higher-education-institutions\/\" target=\"_blank\" rel=\"noopener\">recent study published by the Brookings Institute<\/a>.<\/p>\n<p><span data-contrast=\"auto\">This perspective is\u00a0<\/span><span data-contrast=\"auto\">also\u00a0<\/span><span data-contrast=\"auto\">shared by\u00a0<\/span><a href=\"https:\/\/www.eckerd.edu\/sociology\/faculty\/dempsey\/\" target=\"_blank\" rel=\"noopener\"><span data-contrast=\"none\">Nicholas P. Dempsey<\/span><\/a><span data-contrast=\"auto\">, Associate Professor of Sociology at Eckerd College<\/span><span data-contrast=\"auto\">.<\/span><span data-contrast=\"auto\">\u00a0<\/span><span data-contrast=\"auto\">He points out that college towns like Boulder, CO, or Tallahassee, FL<\/span><span data-contrast=\"auto\">, even if they have the largest number of Gen\u00a0Z\u2019s\u00a0in the country, in order to retain the youth, they<\/span><span data-contrast=\"auto\">\u00a0<\/span><span data-contrast=\"auto\">need to diversify their job\u00a0<\/span><span data-contrast=\"auto\">offers.\u00a0<\/span><span data-contrast=\"auto\">However, the\u00a0long term\u00a0effects of the COVID pandemic on the way we work and live are yet to be revealed and understood.<\/span><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335551550&quot;:6,&quot;335551620&quot;:6,&quot;335559739&quot;:160,&quot;335559740&quot;:259}\">\u00a0<\/span><\/p>\n<p><strong><em>\u201cYoung people launching careers head to where jobs are in the different industries that interest them, and those still tend to locate in the biggest cities.\u00a0\u00a0If firms allow many of their employees to work from home after the pandemic, college grads might just choose to skip the move to the big city, and stay in the college town that they&#8217;ve grown to love. But that&#8217;s a big if.<\/em><\/strong><span data-contrast=\"auto\"><strong>\u201d<\/strong>, says Dempsey<\/span><span data-contrast=\"auto\">.\u00a0<\/span><span data-ccp-props=\"{&quot;201341983&quot;:0,&quot;335559739&quot;:160,&quot;335559740&quot;:259}\">\u00a0<\/span><\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/boulder-co\/\">Boulder, CO<\/a> \u2014 home to the University of Colorado Boulder \u2014 is the country\u2019s top Gen Z city. Here, 65% of renters (the highest in the U.S.) who moved in 2020 belonged to this age group. Similarly, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/davis-ca\/\">Davis, CA<\/a>, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/conway-ar\/\">Conway, AR<\/a>, round out the top three and are the only cities with a majority share of Gen Z renters. The former is the home of UC Davis, while the latter is nicknamed \u201cThe City of Colleges.\u201d Along the same lines, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/bloomington-in\/\">Bloomington, IN<\/a>, is home to one of the largest Midwestern universities, Indiana University, where half of all applications for apartments were submitted by Gen Z. The analysis was based on data from over 3 million rental applications from RentGrow, Inc. for approximately 40,000 apartment communities nationwide.<\/em><\/li>\n<li><em>To ensure relevant samples, the reported data includes only cities with a min of 1,000 applications in 2020 and a population of over 60,000 (per U.S. Census American Community Survey 2019 5-year estimates).<\/em><\/li>\n<li><em>The best cities of Gen Z renters were selected to meet the above criteria and display an average share of Gen Z apartment applicants in 2019 above the national average of 16.5%.
