The new promised land? Texas.<\/p>\n<p>Already claiming\u00a0<a href=\"https:\/\/worldpopulationreview.com\/state-rankings\/job-growth-by-state\">one of the highest job growths in the U.S<\/a>.,\u00a0<strong>Texas is likely to welcome an influx of talent generated by new job openings and relocations<\/strong>. And, even though last year popularized remote work more than ever, many techy Californians might follow their companies. For example, as Tesla is moving to Texas and <a href=\"https:\/\/www.businessinsider.com\/elon-musk-sells-3-more-los-angeles-homes-report-2020-12\" rel=\"\">Elon Musk himself trades the LA lifestyle for Texas<\/a>, many others are also considering a move \u2014 which means Texas needs to be ready to show them some Southern hospitality. But, is the Lone Star State ready to accommodate those willing to relocate?<\/p>\n<p>To find out, we turned to Yardi Matrix apartment data to see what Texas has to offer its potential new renters and what living here might look like for the many people coming along with the companies moving to Texas.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-112227 size-full\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/01\/TX-quote.png\" alt=\"\" width=\"800\" height=\"450\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/01\/TX-quote.png 800w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/01\/TX-quote.png?resize=500,281 500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/01\/TX-quote.png?resize=768,432 768w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2021\/01\/TX-quote.png?resize=150,84 150w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\" \/><\/p>\n<h3>New apartment construction is thriving in the main Texas metros<\/h3>\n<p>The Lone Star State is fully prepared to accommodate incoming residents in search of new opportunities with the many tech companies moving to Texas. Specifically, there are <strong>126,900 apartments under construction<\/strong> \u2014 this on top of Texas&#8217; existing status as the <a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/apartment-construction-2020\/\">national leader in apartment construction<\/a> for years. Building new housing at a fast pace is the secret to keeping living costs in check, but what makes Texas so special in this regard? &#8220;Texas holds the indisputable advantage of land use,&#8221; says <strong>Doug Ressler<\/strong>, manager of business intelligence at Yardi Matrix. &#8220;What\u2019s great about it is that it enjoys an adequate availability to support population growth and migration, from dense cores to available exurban or suburban areas.&#8221;<\/p>\n<p>For instance, the <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/dallas-tx\/\"><strong>Dallas<\/strong><\/a> metro area has no less than 49,000 apartments under construction \u2014 the highest of all Texan metros \u2014 with 11,400 new apartments to be delivered in Dallas proper itself. And just in time too! In 2019, financial services giant Charles Schwab announced they were among the companies moving to Texas, more specifically, to Dallas. Moreover, just a few months ago, real estate brokerage firm CBRE announced that it would move its global corporate headquarters from Los Angeles to Dallas.<\/p>\n<p>Meanwhile, the<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/austin-tx\/\"><strong> Austin<\/strong><\/a> metro is in the process of building 31,000 apartments, 22,600 of which are located in the City of Austin \u2014 the most to be delivered in any Texas city. Between Oracle setting up camp here and a new <a href=\"https:\/\/edition.cnn.com\/2020\/12\/13\/tech\/silicon-valley-moving-to-austin-miami\/index.html\">Tesla branch said to create 5,000 jobs<\/a>, they couldn&#8217;t come sooner. Although Tesla and SpaceX are still headquartered in California, Musk\u2019s expansion in the Austin area comes with a 4M-5M sq.ft. facility worthy of a newly established tech hub.<\/p>\n<p>Not to be outdone, the<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/houston-tx\/\"><strong> Houston<\/strong><\/a> metro has 28,600 upcoming apartments. Named one of the most popular places for corporate relocation and office expansion, the City of Houston, in particular, has 17,400 apartments under construction \u2014 worthy of the new global headquarters to HPE.<\/p>\n<p>Additionally, the<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-antonio-tx\/\"><strong> San Antonio <\/strong><\/a>metro will welcome 10,900 new apartments. One of the most dynamic startup ecosystems in the country, San Antonio proper currently has 9,300 apartments underway.<\/p>\n<p><script id=\"infogram_0_03e6fd38-1fae-45c7-91b5-e2c07f5a6b43\" title=\"Texas_units_2010-2020_RentCafe\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?esc\" type=\"text\/javascript\"><\/script><\/p>\n<h3>The last decade brought half a million new apartments to Texas<\/h3>\n<p>Between 2010 and 2020, the state enriched its inventory with nearly 2,000 new apartment buildings, housing a whopping <strong>503,300 apartments<\/strong> across its metros.<\/p>\n<p>Once again, the<strong> Dallas<\/strong> metro leads the pack with the most apartments delivered last decade \u2014 a total of 177,400, with 52,600 rental apartments in Dallas alone. According to the <a href=\"https:\/\/www.comptia.org\/blog\/2020-best-tech-cities-it-jobs-remote-work\">Computing Technology Industry Association (CompTIA)<\/a>, Dallas is 2<sup>nd<\/sup> only to Austin for tech professionals and businesses, leapfrogging from the 7<sup>th<\/sup> spot it held one year ago, primarily due to a huge number of IT jobs available. <em>&#8220;The technical hubs and information centers already in all the major Texas cities only enhance current and future employment growth,&#8221;<\/em> Ressler says. <em>&#8220;Tech companies are ultimately evaluating and selecting alternative sites based on the cost and creation of capital.&#8221;<\/em><\/p>\n<p>Next up is the <strong>Houston<\/strong> metro with 131,300 apartments built last decade. The city of Houston is actually the Texas city with the most apartments built since 2010 \u2014 73,000. Already a major recruiting hub, Houston is now the new global headquarters of HPE, one of Silicon Valley\u2019s founding companies with <a href=\"https:\/\/www.equities.com\/news\/hewlett-packard-enterprise-company-hpe-rises-1-46-for-january-01\">59,400 employees<\/a>.<\/p>\n<p>Further north, the <strong>Austin<\/strong> metro had 85,900 apartments delivered between 2010 and 2020, including 57,200 in Austin itself. According to CompTIA, Austin was named the best tech town in the U.S. for the second year in a row, and it&#8217;s likely among the top destination for the companies moving to Texas. Home to Silicon Hills, the cluster of tech companies already established here, Austin placed 1<sup>st<\/sup> even when considering remote work adjustments.<\/p>\n<p><script id=\"infogram_0_159668c9-048b-4345-afb5-d86e1fa76147\" title=\"Texas_apartments_delivered_2010-2020_RentCafe\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?GGp\" type=\"text\/javascript\"><\/script><\/p>\n<p>Notably, <strong>suburban Texas<\/strong> has also grown exponentially in recent years, with fringe areas offering the best of both worlds for renters, such as good Wi-Fi speed and cool amenities away from the noisy downtown. As such, California tech professionals eager to relocate will have no problem finding suitable accommodations here. Even if they\u2019re not the <a href=\"https:\/\/www.cnbc.com\/2021\/01\/07\/elon-musk-is-now-the-richest-person-in-the-world-passing-jeff-bezos-.html\">richest person on Earth<\/a>, Texas still has plenty of attractive rentals. In fact, there are many <strong>high-end apartments<\/strong> with amenities that make trading the West Coast lifestyle a breeze \u2014 perfect for a crowd in search of fast Wi-Fi, energy efficiency, roomy floorplans with cool finishes and even private unit entries.<\/p>\n<p>To that end, the <strong>Dallas<\/strong> area has the most high-end apartments to choose from \u2014 389,600, followed by 303,800 in the <strong>Houston<\/strong> metro and 157,400 apartments in the <strong>Austin<\/strong> area.\u00a0 This selection offers a wider range of choices for newcomers who might be looking for a gym, business center and pool privileges among other comfy amenities, like quick access to a community dog park.<\/p>\n<p>At city level, <strong>Houston<\/strong> (186,300 apartments), <strong>Austin<\/strong> (114,500) and <strong>Dallas<\/strong> (113,800) offer the most high-end apartments to those looking for comfort and exclusive amenities. Or, for those in need of a lot of space, smaller cities that tend to offer more square footage \u2014 like <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-marcos-tx\/\"><strong>San Marcos<\/strong> <\/a>(997 sq.ft), <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/pearland-tx\/\"><strong>Pearland<\/strong><\/a> (990 sq.ft.) and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/cypress-tx\/\"><strong>Cypress<\/strong><\/a> (984 sq.ft.) \u2014 might be the best places to live in Texas.<\/p>\n<p>Similarly, another city that deserves to be mentioned is <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/sugar-land-tx\/\">Sugar Land, TX<\/a>.<\/p>\n<p><script id=\"infogram_0_f1acb394-7316-4594-a006-fb9dc9715ae3\" title=\"Texas_high-end_ap-size_RentCafe\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?Flu\" type=\"text\/javascript\"><\/script><\/p>\n<p>Texas apartments offer great value for your money. For example, <strong>around $1,600<\/strong> gets you a high-end <strong>2-bedroom 2-bathroom<\/strong> rental in Austin, Houston, Dallas or San Antonio. Apartments in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/fort-worth-tx\/\">Fort Worth<\/a> are similarly well-priced, presenting an advantage for potential renters given its economic growth and the job opportunities provided by companies relying on <a href=\"https:\/\/www.commercialcafe.com\/office\/us\/tx\/fort-worth\/\" target=\"_blank\" rel=\"noopener\">office space in Fort Worth<\/a>. Or, for <strong>$1,800 on average<\/strong>, you can rent a <strong>3-bedroom 2-bathroom<\/strong> apartment in high-end buildings in any of these major Texas cities. It\u2019s also worth noting that the <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/brownsville-tx\/\"><strong>Brownsville<\/strong><\/a> area, home of a new Tesla supercharger facility, has the smallest rent for high-end apartments in the state: just $928 per month.<\/p>\n<p>With the inconvenience of business travel in the face of restrictions and the never-ending need for a tech-savvy workforce, it\u2019s easy to understand why employees would relocate for a company \u2014 even when presented with a remote option. Companies like Oracle now have work policies that, along with more WFH flexibility, allow their employees to choose their preferred office location.<\/p>\n<p>If anything, 2020 proved that we can keep the ball rolling no matter the location. But it\u2019s natural to still want to be close to the action. And Texas is slowly cementing its status as one of the top most active corporate move destinations.<\/p>\n<h3><em>Methodology:<\/em><\/h3>\n<p style=\"text-align: justify;\"><em>RentCafe is a nationwide apartment search website that enables renters to easily find apartments and houses for rent throughout the United States.
