Rents in Minneapolis saw a year-over-year increase of 2.6%, or $40, compared to this time last year and a month-over-month decrease of 0.1% ($1) compared to January. St. Paul saw an annual increase of 3.2%, or $40, compared to last February and a decrease of 0.2% ($2) compared to last month.<\/p>\n<h3>Renting in Minnesota in February 2020<\/h3>\n<p>The average rent in Minnesota cities is generally lower than the national average rent. The fastest growing rents in February were in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/maple-grove-mn\/\">Maple Grove<\/a>, where rental apartment\u00a0prices increased by 11.1% year-over-year, $171 more compared to this time last year. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/fridley-mn\/\">Fridley apartments<\/a> saw the second-highest yearly increases, jumping by 7.9% ($88), while rents in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/golden-valley-mn\/\">Golden Valley<\/a> increased by 0.2% ($4) compared to last February.<\/p>\n<div style=\"max-width: 700px; margin: 0 auto;\"><script id=\"infogram_0_430b3562-512d-4658-bf78-3a0cd1e0a401\" title=\"RentCafe_Minnesota-RentReport-February2020\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?Uze\" type=\"text\/javascript\"><\/script><\/div>\n<p><strong>Maple Grove apartments<\/strong> are the state&#8217;s most expensive for renters, with an average rent of $1,717, followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/golden-valley-mn\/\">apartments in Golden Valley<\/a>, where the average monthly rent is $1,713. On the other hand, the cheapest city to rent an apartment of the cities analyzed is <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/st-cloud-mn\/\">St. Cloud<\/a>, with an average apartment rent of $859, followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/sartell-mn\/\">Sartell<\/a> with an average rent of $978, being the only two cities with rents under $1,000.<\/p>\n<h3>The February national average rent went up by 3.2% year-over-year<\/h3>\n<p>The average apartment rent was $1,468 in February, up $46 since last year, according to apartment data from Yardi Matrix. February apartment rents maintained the same pace as in January, rising by 3.2% year-over-year.
