Rents in the largest Massachusetts city saw a year-over-year increase of 4.1%, or $135, compared to this time last year and a month-over-month increase of 0.7% ($24) compared to December.<\/p>\n<h3>Renting in Massachusetts in January 2020<\/h3>\n<p>The average rent in Massachusetts cities is generally higher than the national average rent. The fastest growing rents in January were in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/medford-ma\/\">Medford<\/a>, where rental apartment\u00a0prices increased by 1.2% month over month, or $33. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/brookline-ma\/\">Brookline apartments<\/a>\u00a0saw the second highest monthly increase, jumping by 1.1%, or $32, while in <strong>Lynn<\/strong>, prices decreased by 0.7% ($12) compared to December.<\/p>\n<div style=\"max-width: 700px; margin: 0 auto;\"><script id=\"infogram_0_cbc902ac-fad8-4e65-9bb8-c6c171244ebe\" title=\"RentCafe_Massachusetts-RentReport-January2020\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?4Ln\" type=\"text\/javascript\"><\/script><\/div>\n<p><strong>Boston apartments<\/strong>\u00a0are the state&#8217;s most expensive for renters, with an average rent of $3,462, followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/cambridge-ma\/\">apartments in Cambridge<\/a>, where the average monthly rent is $3,189. On the other hand, the cheapest city to rent an apartment of the cities analyzed is <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/holyoke-ma\/\">Holyoke<\/a>, with its average rent of $985, being the only one under $1,000.<\/p>\n<h3>The January national average rent went up by 3% year-over-year<\/h3>\n<p>The average apartment rent reached $1,463 in January, up $43 since last year, according to apartment data from <a href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener\">Yardi Matrix<\/a>.
