Share this article:

With the peak rental season winding down, we took a closer look at renter activity during 2025’s third quarter, which is typically the busiest time of the year for moving. Using RentCafe.com renter engagement data, we identified the cities that garnered the most interest from apartment-hunters from July through September.

Key takeaways:

Major shifts:

  • Cincinnati moved up to become the most searched city for apartments in the third quarter of 2025.
  • Washington, D.C., stepped down from the top spot after nearly a year, showing that renters are exploring beyond the usual hotspots.
  • Las Vegas climbed into the top five as more renters searched for homes in this fast-growing Western market.
  • Long Beach, CA, broke into the top 10 for the first time this year, drawing renters with its coastal lifestyle and easy access to nearby job hubs.

Biggest jump in apartment search activity: St. Louis sees the biggest rise after skyrocketing 74 positions.

Midwest leads renter interest: The region dominates in 2025’s third quarter, with 11 cities among the nation’s 30 most sought-after rental markets.

This summer, more renters turned to online tools to get organized about their apartment search. Instead of simply browsing, people are increasingly saving listings, setting alerts, and narrowing their options to match what matters most — whether that’s finding pet-friendly homes, proximity to work, or better value for their budget.

Across the country, both major metros and emerging markets saw stronger engagement, with renters comparing more apartments and acting faster when they found a good fit. The Midwest, in particular, drew more attention than ever, signaling that many of its “hidden gem” markets are no longer a secret.

Meet the newcomers: 8 new cities enter this quarter’s rankings

Eight new cities entered the top 30 renter engagement rankings this quarter. For some, like Queens, NY; Dallas; and San Francisco, it’s a clear sign of more renters searching for apartments near major job centers and transit.

In other cases (St. Louis; Birmingham, AL; and Knoxville, TN) the increase comes as renters get more organized with their searches in emerging markets where more rental options are becoming available.

Of these newcomers, three are from the South, two from the Northeast, two from the West, and one from the Midwest.

Leading the newcomers this quarter is Queens, NY, which jumped 16 spots as more renters explored listings across the borough. On the West Coast, San Francisco rose 23 spots despite small dips in other engagement metrics. Renters doubled their saved searches (+101%), a sign of focused intent in one of the country’s most competitive housing markets, often filtering for smaller units or rent deals in central neighborhoods.

Methodology

RentCafe.com is a nationwide apartment search website that enables renters to easily find apartments and houses for rent throughout the U.S.

To compile this report, the research team analyzed RentCafe.com’s rental listing data across the 150 largest cities by population in the contiguous U.S. with a relevant listing inventory sample. The regions are defined according to the U.S. Census Bureau.

The cities were ranked based on a city-level rental activity score. Full points were awarded to the most desirable city for a particular metric, while the zero-point level was set slightly below the worst city’s value. Cities that lacked sufficient information regarding specific metrics were awarded zero points.

Beginning in August 2023, the city that obtained the highest total score was awarded 100 points and all total scores of the following cities were adjusted accordingly.

To calculate each city’s score, we ranked them according to four metrics and their averages as of the most current quarter in 2025 versus the same quarter in 2024.

1. Availability Rate (Maximum score: 40 points)

The availability rate score was calculated by dividing the total vacant units at the city level for the most recent quarter by the total units and a year-over-year comparison of the same. The lowest rate received maximum points.

2. Page Views (Maximum score: 30 points)

The page views score was calculated as the total number of page views for the most recent quarter at the city level divided by the total renter population in the city and a year-over-year comparison of the same. Page views are defined as a unique user interaction on a specific page in a 30-minute window.

3. Favorites (Maximum score: 15 points)

The favorites score was calculated as the total rental listings added to favorites at the city level for the most current quarter divided by the total renter population in the city and a year-over-year comparison of the same. A favorite is defined as a rental listing saved to favorites by a website visitor.

4. Saved Searches (Maximum score: 15 points)

The saved searches score was calculated as the total number of saved searches at the city level for the most current quarter divided by the total renter population in the city and a year-over-year comparison of the same. A saved search is defined as a filtered/personalized apartment search saved by a website visitor.
