There are many aspects to consider when it comes to renting an apartment, whether it’s your first time or fifth time. Of course, location and affordability are certainly important. But, even when you know you’ve found the right rental for you, there’s one more consideration to think about — the landlord or property manager.
While there are plenty of jabs taken at landlords, the truth is that there are also great ones out there. Sometimes, it’s even easy to spot them from the get-go. Just make sure to keep an eye out while going through the screening process.
With that in mind, here are the six qualities of a perfect landlord that you should be on the lookout for when you’re apartment-hunting.
Punctuality
Being fashionably late to meetings hasn’t been in style lately — and for good reason. Finding the perfect rental can sometimes be very time-consuming, especially if you’re considering several options. Therefore, having a property manager or landlord who is respectful of your time is essential. So, if you agree on a time and day for viewing your potential new apartment, it’s a great sign if the landlord is on time, instead of 30 minutes late. This also shows that the landlord is taking you seriously and can be considered reliable.
Professionalism
Good landlords know how to keep things professional, meaning they know how to respect their tenants’ boundaries. This includes letting you know ahead of time whenever they’ll be visiting your apartment, instead of dropping by unannounced for a surprise visit. It also means that they know not to become overly involved by questioning you about things that don’t affect the state of the rental. In fact, good landlords and property managers know how to stay informed, without being too nosy and prying into your personal life without your permission.
Friendliness
Moving into a new place is always a stressful process, which is why having a landlord or property manager who is nice and friendly can make such a difference. By this, we mean that the landlord makes an effort to keep things cordial with their tenants. And, in the event of a disagreement, they solve it with professionalism and compassion. Plus, for first-time renters who might feel overwhelmed by the whole renting process, a landlord can help them feel more comfortable with the overall experience.
Good Communication
Exchanging phone numbers with your landlord is a given. After all, how else are you supposed to call them when something happens and you need their help? But, while that’s a good start, a great landlord or property manager makes sure to stay in contact with their tenants and is easy to reach. Exchanging e-mail addresses is one such extra step that your landlord can take to connect with you.
Flexibility
Of course, life can often get in the way of things, and that includes your renting experience. For example, there might be a problem with the air conditioning, or the plumbing might stop working when you or your landlord are on vacation and there’s no instant fix for the problem. However, a good landlord or property manager is capable of being considerate in such unprecedented situations. Specifically, they’ll make sure to discuss your schedule before making any appointments for professionals to come in or will come up with solutions if they are personally unavailable for the time being.
Investing in the Rental
It’s hard to define what exactly makes for a great rental, but one thing that’s certain is that there’s always room for improvement. As such, a landlord or property manager who invests in the apartment they rent out is more likely to be a great fit for you, as it’s a clear sign that they’re considering your comfort as a renter.
