I have lived at Grayson Ridge about 10 years. Staff has always been very helpful, and the maintenance staff have been outstanding. They are fix issues very quickly and communicate very well. While my experience at Grayson Ridge has been good, it comes as quite a shock to have rent increased 18.96% in one year! I am guessing it's an attempt to catch up with new apartments built in the area. Unfortunately, it's not comparing apples for apples, and I will not be staying after this lease is up, if these kinds of increases continue.

Good place to live, very frustrating parent company.

I have lived in this apartment complex for 3 years. As far as my specific apartment itself, it has been my favourite place that I have ever lived. The neighbors are mostly quiet, the complex is mostly clean. The neighborhood is nice with a grocery store and lots of parks within walking distance. There is lots of natural light, which I love. My frustration comes with the parent company. They arbitrarily raise rent prices with little or no change in actual end-user experience. My first year rent went up 7%, after I haggled it down from 10%. Second year it went up 8%, and I was unable to get them to lower it that year. This year I had already made plans to move out and thank goodness, because the rent raise this year was a whopping 20%. The national average is 3-5% a year. Part way through my first year they forced everyone to get valet trash at $25/month. I can literally see the trash bin from my apartment. I was very annoyed to be paying $300 a year for something I am very capable of doing myself. The valet trash is not an option - it's required. Then they claimed they were 'resurfacing' the pool, but really all it seems they did was take out the hot tub. Then they 'remodeled' the office for a while, but when they finally reopened everything from the customer side looks exactly the same, down to the decorations. After that they 'remodeled' the work-out room for a month, but it seems they just changed the flooring and finally replaced the 2 treadmills that had been broken for a year. They seem to do these things at the most inconvenient times, too, like resurfacing the pool in the middle of spring/summer, and then remodeling the work-out room in the middle of winter, when you can't exercise outside. Because of the drastic raise in rent prices, at least two other families have already moved out of my building. It's frustrating, because these were people I knew and who helped make the community welcoming. I wish things were not this way.

not worth the money

I've been here for 7 years. It's not worth the price gouge that's happened this year. One of the main reasons I've stayed is due to location.

Satisfactory

The experience hasn’t been bad per say. Maintenance does a good job not only fixing things but also keeping us up to date on what needs to be fixed and when. When we first moved in the carpet should have been replaced but we had half our stuff moved in already when they asked us if we would like the carpet replaced.
