Average with potential

This apartment complex is average with the potential to be great with more careful management. The complex is relatively new for this city and relatively inexpensive compared to other similar complexes in the city (though nearby older complexes are less expensive). The complex has a small fitness center, but the equipment is often broken and there are sometimes mosquitos inside and the thermostat is sometimes set way too high. This complex has a well-furnished clubhouse, but there are sometimes mosquitos inside. There are TV's in and around the clubhouse and fitness center, but they often don't work. The complex is gated, but the remotes to open the automatic gates sometimes don't work. Guests/people without working remotes will often wait in the front parking lot to "tailgate" and follow people that do have remotes through the gates into the complex or sneak past people coming out of the complex. "Tailgating" is against the complex rules, but this isn't enforced by management. Residents get almost daily e-mails from management reminding residents to obey pool rules (parties with many guests, speakers playing music, alcohol, playing with rescue dingy, being in the pool after 10PM), but there are violations of these rules on a daily basis, sometimes even when the management office is open some 75 feet away. Most of the time, pool rule violations aren't a big deal, but sometimes the noise from the pool can become an issue for those trying to nap/sleep. It's not evident management enforces the pool rules. One resident claims he was twice called home from work in the middle of the day by management to address noise complaints from his unoccupied apartment when the noise was actually coming from a different apartment two floors down. It's sometimes hard to find nearby parking. Some residents openly smoke weed on their balconies. Maintenance is rather timely and usually addresses issues correctly the first time, but not always. Overall, this place is average.
