Non-employed individuals must provide proof of income. All sources of other income must be verifiable if needed to qualify for a rental unit. Credit Reporting: Our company policy is to report all non-compliances with the terms of your rental agreement or failure to pay rent as agreed, or any amounts owed to any or all of the various credit reporting agencies. Background Investigation Requirements: We will conduct a full background check including but not limited to credit, employment, eviction and criminal background checks. Criminal records must contain no convictions for felonies within the past seven years for illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property. Criminal records must contain no sexual offenses for any time period. Pet Policy: Pet rent and pet policies are established on a per property basis. Non-refundable Pet Fees and/or refundable Pet Deposits may be required at the discretion of the landlord. No pets (with the exception of medically necessary pets - physician's note accompanied) of any kind are permitted without specific written permission of landlord in the lease documents, an addendum to the lease, a non-refundable pet fee acceptable to landlord and/or additional pet deposit and/or additional monthly pet rent. Pet rent and deposits are waived for medically necessary pets. Pets upon approval, $300 NON-Refundable pet fee, per pet PLUS $25/mo per pet- no Vicious breeds allowed, must provide photos, vet records and proof of current vaccinations. 40 lb Maximum. 2 Pet Maximum Identification: Applicants must provide valid government issued ID No Verbal Agreements: Any exceptions to our criteria must be submitted in writing to the landlord for consideration. If approval is then given for such exceptions, additional security, co-signers, and/or additional advance rent payments may be required. No verbal agreements will be executed or honored. Any agreements must be in writing and signed by both parties. Below is a list of our rental requirements for all of our homes, applicants must meet all of them in order to proceed. Application Fee $50 per person. • Security Deposit MUST be paid within 48 hours of approval. If not property will be placed back on the market.
