Was good, raised rent, and lower quality

We have been living here for a while now and really liked it because of the location, price, and amenities. They raised our rent and said we could expect new appliances, updates to the building, new windows, and general improvements. This was at the beginning of the year and we are still left without any work done, but paying much higher rent. Most people moved out. If you are comfortable with the rent prices and like what you’re paying for, then it’s not that bad, just be prepared for that to change.

Disappointing property

Horrible maintenance and construction. Insects Everton unit. Consistent AC issues due to the broiler unit. Our parking spots have been destroyed for several months.

Good usually, often great

I lived here during a transition of ownership and a complete remodel to the property, and transferred from one unit to another. The renovations are fantastic! I am honestly in disbelief that my partner and I were able to afford such a nice apartment in the Austin real estate market. The rent is expensive, but anyone in the area will tell you that it is pretty typical for the location, both in the city and so close to UT Austin. It was stressful living here during the renovation, but all of the issues seemed to be with the construction company and not the apartment itself. The work they did though is as above, fantastic. The staff are a bit hard to get in touch with, but are fantastic when available. This was during Covid, so it's understandable. The company manages a number of properties, so the staff is stretched a bit thin. They have been super helpful and flexible with me as a tenant, and have been some of the best office staff I have ever contacted. Ashley Ladd in particular is absolutely fantastic! As for maintenance, even during the Covid outbreak, I never had to wait more than a day for something to be fixed. The maintenance has been similarly fantastic. The only bad thing I really have to say about the property is that the parking is awful. The spots are really small. The covered parking is slanted in a way that makes it a huge pain to get out of. Unfortunately, without annexing part of the street or an adjacent property, I don't really see a way that this could be improved while still having enough spots for all of the residents. Overall, I have enjoyed my time living here. The construction was stressful at times, but all of the improvements are worth it. The staff and maintenance are great. The location is also great.

Good spot

I would recommend getting compost bins with the city of Austin. Rent is too high. When construction started, my flowers and flower holder went missing. My issue was never addressed by the construction company. You need to give more notice for parking lot construction projects that require tenants to move their vehicles.
