Application Fees Details The application fee is $50 per lease holder and guarantor. Minors do not pay application fees. We only accept certified funds for application fees and security deposits. When you apply online, you will pay at the very end of your application. The first primary applicant pays the application fees for the other applicants or co-signers, so please plan accordingly! To be placed on the waitlist, you must complete the $50 application fee and a $200 admin fee. Short-term lease premiums changed for any lease less than 12 months.

Great Place To Live!
This is my second time living here and it's nicer now than it was before! So many of the apartments have been renovated and they are so nice. I love the wood burning fireplace and the view is awesome. I really like having a carport (designated parking spot). Definitely give The Orchards a call and take a tour.

Some good some not so good
Lived here for two years. I enjoyed the peace of living in the area, gym access, responsive maintenance when requested and nice grounds. Watch out for goose droppings and some combative geese. The staff says they are not allowed to remove them by law but they are an absolute nuisance at times. Parking can fill up at times if you arive to your apartment late at night. The pool has closed early for maintenance both summers I lived here. There are walking trails but they are a bit of a walk to access. Otherwise you are walking in parking lots which is not ideal for dogs or small children.

There not a lot of noise which is great but having something fixed takes awhile..
