As cheap as Possible!

Unfortunately with the new management at The Orchard there appears to be no interest in improving the basics from landscaping, lighting, utilities and functional cost i.e., effective HVAC systems. The theme is clearly raise rent and provide less; meaning no improvements. This is reflected in a high resident turnover. The unit next to me has had 4 occupants in 3 years with remodeling which only creates a mess on walkways that is cleaned once a year. Finally, I have spent months and multiple requests trying to get simple repairs made. Beware!

Very average and needs lots of updates!

20 years ago at the pricing that existed at the time I'm sure this was a nice place. However, now with the high pricing and lack of upgrades in many basics, living here is unsatisfying and not a bargain in any sense. Unfortunately, even when issues are pointed out they are not addressed i.,e., external lighting and landscaping!

Very average

The change in management/ownership in the last 8 months has not gone well! There has been almost a total resident turnover in my building in the past 1.5 yr. There has been a slow recovery on services i.e., trash pickup but the over all property maintenance has not been improved and there has been no indication of this to be made. The landscaping has been neglected even before the turnover and there are dead shrubs and trees on the property. With the large recent rent increase one would think they could spend a little on plants which would help so much. Utilities are expensive likely due to outdated and inefficient HVAC systems which are underpowered and could not keep up with last winter temps in which pipes burst and led to remodels which took months and resulted in a lot of dirt and waste in walkways to be tracked into my unit. The whole experience has been painful and unnecessary due to poor management and needed modernization. At this point hopefully there will be improvements from here but it will clearly be slow based on recent experience.
