I've lived here since 2012. I have the most amazing view from my balcony. The building is always clean, and the area is amazing. Can't ask for more. I live in front of a beautiful park, and my view shows the Long Island Sound. So relaxing! My rent still comfortable to pay, and the superintendent Julio makes a huge effort to maintain everything clean and neat. He is the best superintendent ever, the best we've had so far.

This is a very nice quiet building with good neighbors for the most part. At times it did take time for management address some of the few wayward tenants. Julio and his staff are very attentive and could probably use another person to balance the work load. The parking lot door should be lubricated on a scheduled basis to prevent problems again.

Amazingly, friendly, competent, and attentive staff. Cleaned and well maintained. Easy commute if use 95. In front of Pelham Bay Park. Near all.

I have been living in my current apartment since 2015 the first year I did have a big problem that the company did not really resolve. They just made minor improvements here in there since then I haven’t had major issues with the apartment but unfortunately maintenance is not up to par a lot of things break down and tend to be fixed as a patch up work so they end up breaking again eventually, I have to give them credit because they have been trying to be better. The rent is stabilize which is nice and the neighbors are also very nice for the most part the selling point of this apartment it’s a location it’s located across one of the biggest parks in New York, other than Grand Central , the neighborhood is quiet and has good public transportation access. There are plenty of groceries convenience, stores and family owned businesses. We moved in before the pandemic so prices were reasonable, but I am pretty sure the new tenants are being charge way more than we are, which is unfortunate, but not restricted to this apartment. It’s more of a New York thing overall I’ll give it a 3/5 raiting
