4029 WHISPER WOOD DRIVE

After living here more than 2 years and being a real estate investor myself, I would recommend this house for rent, but there seems to be a problem with the management and/or owner. I'm not sure whether or not the owner refuses to empower the property manager because he doesn't trust their competence or the owner is simply a micro manager. But I had to get used to waiting for "owner approval" to do routine maintenance when something breaks. The owner/PM agreement should have thresholds in it to act, notify, and approve maintenance. For example any expense under $150, the PM should act without having to discuss anything with the owner. From $150 to $300, the PM should conduct maintenance without approval, but notifying the owner afterwards. Over $300 should get owner approval. With this place, if it cost $14.88, the owner has to approve it. The PM's customer service could be more welcoming and friendlier. Other than that, the house is nice.

It seems like the owner micromanages the property manager. He/she second-guests the tenant on maintenance issues and does not have a maintenance buffer trusted to the property manager. If something costs $12, they have to call the owner to fix it. I've been in a property without a property manager before and it was better.
