Not worth it

Lived here for 16 months and hence doing a pros and cons. Pros: - Location: Great location. Close to western market and tons of good restaurants and bars. - Layout: Good apartment layouts and space. - Staff: Brian and co are friendly and do a great job. They are quick to solve your issues. Cons: - Noise: This building suffers from extremely poor noise issues. It definitely stems from poor construction build and material quality. I could hear every step of the person living above me. I could even hear the person open/close their cabinets, every time they dropped anything on the floor etc. They would move furniture and/or loudly stomp around the apartment at 12-4am. Extremely annoying if you have to wake up early for work. The noise was so bad on the weekends sometime, that I had to leave the apartment(that I was paying a ridiculous amount of money for) to not let the noise drive me crazy. - Parking: Please find out where you will be parking before you sign a lease. I had to park near the dumpster of Ferndale foods. If it rains/snows, you have a significant walk to get to your vehicle, not to mention, the area being gross because it is near the dumpster. - Electricity: I complained a few times but nothing was done about it. I had extremely high electricity bills(about 3-5 times more than it was supposed to be). Never had this problem before or at my current place. - Shower water: Hot water was rarely available. Lukewarm was how the shower water was always. Conclusion: The quality of lifestyle at this apartment is not equal to the amount of money being charged. I would expect the above problems from an apartment that cost $700-$100. Overpriced in my opinion. I would not recommend it to a friend.

Parking and miscellaneous

Overall, I really enjoy living at Ferndalehaus. The apartment is beautiful, I love having a gym at the facility, and I can't hear my next door neighbors at all and can only slightly hear my upstairs neighbors which is great. I used to live in an older apartment building where you could hear neighbors 24/7 so I really appreciate how the noise level is so much better here. The only issue I have is that on at least 3 occasions I've had people park in my parking spot for extended periods of time. Definitely not the fault of the property, but I'm just wondering if there could be some sort of system in place to take care of this more quickly. Maybe there is a way residents can send an email or text alert to the whole building to ask to have the car moved? That way we can avoid towing people.

Good so Far

Pros: The rooms are very nice and the location is amazing. The gym has a good amount of equipment and the community area/rooftop patio on the 5th floor is cute. Cons: Parking and wifi are pricey and the walls are a little thin.

Fabulous FerndaleHaus

We love our fabulous FerndaleHaus rooftop penthouse! It offers great space, privacy and the simplicity our busy lifestyles demand. Walking distance to everything we need and great amenities onsite. Brian (property manager) and his team are top-notch too.

Good! But rough around the edges

Noise - dogs barking can be bothersome. Not a huge deal though. However, there was one night there was a "domestic dispute" in the unit above me (it did not get violent so I did not call 911). However, it was extremely loud, to the point that it sounded like it was going on in my unit. So overall, I wish it was more soundproof. Also in regards to maintenance - all the issues I have had have been only partially fixed - I still cannot tell if the leak in my apartment has been fixed. Also the repair of the vent cover above my stove was not very nice. While these sound like bad complaints, I overall like Ferndalhaus! The staff is helpful and the location and amenities are great. It's just a little rough around the edges.
