The little things

I’ll keep it short and sweet. Location, great. Neighbors, some great and the rest tolerable. Property staff? Does not respond to email inquiries. Does not call back when leaving voicemails about concerns. I am not even sure anyone works there, except the one employee I can sometimes contact and get problems resolved with. Overall in the market I would say at the 2022 price points it’s worth the money. Aside from unresponsive staff.

Better than the last Management Company

In the two years I have lived here, I have never seen anyone from the previous Management Company on site. It is nice to see that your company actually cares about the property. I do have a suggestion that might help with the flooding that occurs when it rains. The reason it floods is because the water table is high enough that the water is unable to soak into the ground which results in the excess water having no where to go. I am sure you are aware of this fact. A way to fix this could be to dig a hole/trench just above the water table to hold the water and direct it elsewhere. You could then fill trench will rocks or some other medium that allows to water to move more freely than the ground. Once it is filled, just dressup the top layer to make it look nice. That would be a more cost effective to go about it. The only other alternative would be to install storm drains or more sump pumps. Both of those methods are not exactly cheap. Think of the water like a child, you can't stop a child from getting into things. You can only direct their attention. All in all, I see your company wants to better the place. Also, whoever the last Management Company used rehab the apartments, don't use them. Their workmanship is horrible.
