Home should be comfortable

I have lived here for almost 6 years... I love my home. I have always felt comfortable and safe. My only concerned is the regular rent increases, as I am disabled and not many other places will qualify me on disability income unfortunately. Our community is mostly diverse and I am hopeful that the balance mixture of diversities will continue... Our Community management staff is terrific! I have owned several businesses here in Louisville and was in practice for 23 years as a federal and multi-state licensed mortgage banker. I know professional standards of conduct, business dynamics, metric, logistics and infrastructure like the back of my hand. And our community staff embodies very appreciable, comforting and formidable professionalism! We have had various and perhaps rotating general managers here and all have been astute and effective. One in particular; Mercedes is a beacon of personality, welcoming and charming professionalism. I often observe her out visible in our community with a hands on approach. She always has a kind word and is very engaging. She is fast to dispense correction, if you are found to be a deviant adversity to our community. She governs our community consistently and has never left! Even if I were not disabled due to an auto accident, I am still "comfortable to call Eleven Oaks my home". And if I should ever heal, I will still continue to live here until they boot me out, or I can't.

Review

Maintenance procedures need revamping Raising rent every lease yet that money is never used to improve the property in a way that benefits the tenants. This needs to change. The plumbing setup is still 1950 ish. If one unit has an issue the two or three connected do This needs a remodel period.

Quiet friendly Place

Poor maintenace

Location is the best feature of the property. Maintenance is the primary issue. Money is not spent for professional jobs that onsite mainteance staff cannot undertake such as plumbing and water leak issues. Maintenance staff openly admit that mgmt does not want to spend the money which is sad. I accidentally overpaid rent one month. Longer story short it took 2 weeks and several phone calls back n forth to corporate and property offices to get my money back Yet if a tenant was late with paying they would only allow 7 days to pay vacate Again sad. They increase profit by increasing the monthly utility charge everytime a tenant renews their lease yet the tenants dont see improvements in amenities they can use. A playground was added/rebuilt a few years ago but if you dont have kids this doesnt help or apply to you. The property does take all applicants for the most part but some things are not explained to potential tenants thst dont speak english such as parking policy. There is no consistent on property security.
