Location, Manager, Friendly

I truly appreciate Llamar, the property manager. Since moving in May of 2022, he has worked with me through all things. He is people centered. I truly appreciate this community. Allthough all thing are not perfect, anytime I question anything he is open and willing to communicate.

Excessive Fees and No Repairs

We've been living (stuck) here for four years. I'm also someone who would give one star if I could... Expect to pay ~$200 more than your quoted rent due to the non-negotiable fees they tack on. They've been doing work outside to make the place look nice but still, only the most straightforward maintenance issues are fixed. THE OFFICE HAS LOST THEIR COPY OF MY KEY TWICE. My apartment grows massive amounts of mold every winter. They come in and spray bleach (which gives me a migraine) and tell me to call if it comes back. (It always does.) They kept telling me the mold was due to the old, aluminum windows. They replaced the windows last year and I still get mold. The balcony door will literally FREEZE SHUT in the winter. We end up with a giant ice dam. Had them out to fix a light in my kitchen twice. Was told they needed to "order a new one". That was a year ago. There is an electrical outlet with the plate not fully connected to the wall. It's been that way for FOUR YEARS. Never been fixed. I haven't wanted to write a review because I didn't want to rock the boat. Like I said, we've been stuck here. The final straw was today I went to pay my rent and they added an extra $165 to my account after they sent my bill out. I've never had a company send out a bill, and then try to charge me more money went I went to pay. It's apparently because they use a third party to send the bill (which we are charged a fee for), and they didn't have all the information. This sounds like THEIR bookkeeping issue. Why am I paying a fee for a third party to bill me just so the property can add more money to my bill if they feel like it? The office even told me this happened to "several" people and they are willing to take the extra fees off of everyone's account if they sign a new lease. We can't leave fast enough.

Management That Cares

I just wanted to leave this review and say everything here is great, the location is perfect especially with having kids, that get to go an amazing school. The staff is great especially when is comes to placing work orders, and getting things repaired asap. The office staff is amazing, I have had a rough couple of months with getting things paid on time, they worked with me, as I got back up on my feet and still have a wonderful place to live. I wouldn't trade this place for anything else in Kansas.
