Overall good

I've lived at Highlands for coming up on 7 years. The property is beautiful and I love being by the trail. I have always loved my apartment and have had to have minimal maintenance. When I do have a work order, it is handled well and promptly. The maintenance team has been top notch since day one. I have lived in 3 units and, other than a little bit of heavy walking from the unit above, have never heard any noise from my neighbors. On the whole, it is very quiet. A while back Avanti bought out the complex from Greystar. The Avanti office staff is, historically, difficult to get a hold of and consistently unresponsive. We did just recently turn over office staff again and I have not had any interaction, other than an email I sent that went unanswered. So I cannot truly rate the current staff. It is supposed to be a non-smoking property but that's not the case. My neighbor smokes on the balcony regularly and I cannot keep my patio door or windows open or it fills my apartment. The previous staff sent out a passive aggressive email to the building about it but that seemingly did nothing because the smoking continues. There was smoking this morning, so that leads me to believe the current staff has not addressed it at all. The elevator in my building has been down 3 times this year. The first time it was out for a little over 3 months. The subsequent 2 times it was out for several weeks. I typically opt for the stairs anyhow but I have many elderly neighbors that rely on the elevator. Additionally, the stair wells typically smell like pet urine.

Generally happy.

generally, very happy here. It is somewhat expensive. I do not particularly like having to pay for trash service. It should be optional, in my opinion, Not happy about the nonfunctional elevator for several months. However, overall, a very nice place to live

maintenance staff is 5 star

I have lived here about 3 years. It is a beautiful, well maintained property. Noise level includes upstairs noise & cars or motorcycles without mufflers. Isn't there a city ordinance about loud vehicles? Parking is a nightmare. Backing in and out of garages is difficult because of cars parked too close to drive paths. I believe the lack of marked parking spots does not encourage sensible parking. Marked spaces.would help a lot as especially larger vehicles (trucks) oftentimes are parked into driving paths.
