Villas of loriet

I’ve enjoyed my stay of 13 years in the villas of loriet- The location is just a quick couple minutes to 435 off 87th or 95th - or a few minutes to I35 -The schools in this area are fantastic. Lenexa has grown to appeal to anyone. Our Villas are clean, very well-maintained and provide a great living environment for those young or old. They are a fantastic value for your money with three bedrooms, full basement and 2 1/2 baths; not to leave out a two car garage. Most villas have been freshly painted and landscape to give great curb appeal. Property management is great to work with as opposed to what you hear about a lot of apartment complexes. An example of what a good property manager can do is; a couple days ago my garage door spring broke late in the evening. The door would not manually open. I had an appointment the next morning so they had a garage door company here late in the evening to repair the door which prevented me from using a Uber and the overall inconvenience not having access to the garage. In summary I haven’t been here 13 years for nothing. There are plenty of options, and I find the Villas a great place to be.

Like but could be improved

I'm disappointed that I have such a hard time getting responses for my maintenance requests. There are a number of things that I have put in requests for (some of which were the previous landlord, but not all) that I have never heard any response from and have been forced to attempt to fix myself. I don't feel like I should have to pay for the privilege of having maintenance covered (or that it should be counted as an amenity) when I don't actually receive that service. I do love that the lawn is maintained and this review is not reflective of that in any way! Noise can be loud and I think that is partly due to the seal in the windows. Walls that are shared can be pretty loud as well. There really are not amenities to this property other than the lawn being taken care of, which is why the rating is the way it is. I love having the garage, but sometimes people can abuse parking in the street and the street quickly turns to one lane frequently. In general, I do love the interior of this property and the location. I have no desire to move in the near future. I've been here for 5 years now. I do think that the maintenance can be improved by a lot. I realize that the management is in a turn over right now, but the lack of fulfilling maintenance requests is an issue I've had since I moved in.
