Income Requirements: Applicants must have a combined income of at least two and a half times the monthly rent. We reserve the right to require a co-signer. Applicant must submit a minimum of 2 pay stubs (30 days) and full bank statement. Self-employed applicants are required to produce, upon request, two years of tax returns or 1099’s. Non-employed individuals must provide proof of income. All sources of other income must be verifiable if needed to qualify for a rental unit. Credit Reporting: Our company policy is to report all non-compliances with the terms of your rental agreement or failure to pay rent as agreed, or any amounts owed to any or all of the various credit reporting agencies. Background Investigation Requirements: We will conduct a full background check including but not limited to credit, employment, eviction and criminal background checks. Criminal records must contain no convictions for felonies within the past seven years for illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property. Criminal records must contain no sexual offenses for any time period. Pet Policy: Pet rent and pet policies are established on a per property basis. Non-refundable Pet Fees and/or refundable Pet Deposits may be required at the discretion of the landlord. No pets (with the exception of medically necessary pets - physician's note accompanied) of any kind are permitted without specific written permission of landlord in the lease documents, an addendum to the lease, a non-refundable pet fee acceptable to landlord and/or additional pet deposit and/or additional monthly pet rent. Pet rent and deposits are waived for medically necessary pets. Pets upon approval, $250 NON-Refundable pet fee, per pet- no Vicious breeds allowed, must provide photos, vet records and proof of current vaccinations. 40 lb Maximum. 2 Pet Maximum Identification: Applicants must provide valid government issued ID No Verbal Agreements: Any exceptions to our criteria must be submitted in writing to the landlord for consideration. If approval is then given for such exceptions, additional security, co-signers, and/or additional advance rent payments may be required. No verbal agreements will be executed or honored. Any agreements must be in writing and signed by both parties. Below is a list of our rental requirements for all of our homes, applicants must meet all of them in order to proceed. Applications done only through the website www.buildusback.com, they must be completely filled out for all persons over the age of 18, paystubs for MOST RECENT 30 days, full bank statement and photo ID for all applicants are uploaded and application fees are paid. Applications will not be processed until all information is completed. • Income must be 2.5x the rent amount - must have current, verifiable income. • Criminal convictions considered case by case • No Evictions or Collections from prior landlords * No foreclosures or bankruptcy • We will run a Credit Report - Minimum credit score of 500 required • Must provide copy of photo ID, paystubs for the most recent 30 days and FULL Bank Statement Document, with application. SCREENSHOTS NOT ACCEPTED • Security deposit = a MINIMUM of 1 months Rent • If no rental history at all, security deposit will be MINIMUM of 2x rent. • Every person over 18 living in property must fill out an app and have background check done, even dependents. Application Fee $50 per person. • Security Deposit MUST be paid within 48 hours of approval via BANK ACCOUNT and ROUTING NUMBER. NO CARD PAYMENTS ACCEPTED FOR MOVE IN FUNDS. If not property will be placed back on the market. Once you have been approved paid deposit are NON REFUNDABLE if you do not move in. • First FULL months rent is due upon lease signing • $50 Admin Fee applied to every lease must be paid at or before lease signing. • Pets upon approval, $250 NON-Refundable pet fee, per pet- no Vicious breeds allowed, must provide photos, vet records and proof of current vaccinations. 40 lb Maximum. 2 Pet Maximum • Tenant must provide all utility account numbers prior to signing lease.
