Long term tenant hoping for improvement

I love my apartment and the location, but current property management, maintenance, cleaning, and concierge have taken an absolute nose dive in quality over the past couple of months (currently Jan 2023). Takes two weeks for maintenance to respond, updates are ignored, management flat out ignores you, the amenities offered in the building are rarely something you can use (other than the gym, gym is pretty sweet), elevators are CONSTANTLY down (seriously, it's every single week it's pretty bad), fire alarms go off frequently because they were installed incorrectly (all floors go off any time the alarm is triggered, no matter it's location), lobby is a nightmare to look at the moment and has been for over a month, staff are miserable because they don't get the support they desperately need, concierge are rude because they're stressed out, communication with tenants from the building is atrocious now compared to the beginning, tenants are mostly jerks/party animals. It's unfortunate, when I moved in the first year was phenomenal, but something changed drastically and I truly hope the quality of living here changes in the next year.

Comfortable and Quiet

I've been at UPTEN for just over 6 months, it's been an overall pleasant experience. The unit I live in is comfortable and utilizes the space efficiently, the appliances are all great, I especially love my gas range stove. It's quiet and I never hear my neighbours except for the occasional heavy footed upstairs neighbour but it's not often. The building is clean and the common areas are always nice to hang around in. Upten offers a car wash in the parkade but I have never seen it operational, it's always out of service so it would be nice to see that improved upon. The rent is a bit high compared to some of the other buildings in the area who offer nicer amenities, but it's still mostly competitive when you compare the size of the units. I haven't met any unpleasant tenants, and the concierge is always friendly. Overall, I enjoy living at UPTEN and would recommend it to friends or anyone wanting to live downtown in a convenient location.

UPTEN Building

The Heat is not free it is electricity operated so their advertisement for free heat is not valid. Water is scalding hot. Elevator always is down!! The moment they opened up until now(2022). The parkade is very limited space. The garbage room is not ergonomically friendly and was not designed well, the chute is too level for the garbage to even go down in turn you would need to go around to throw it. The fridge for most units are parallel with the wall this in turn wont open enough for you to properly clean it. The water in all the showers does not drain, floor is unlevel. The blinds are not black out. In winter the door seal to the balcony is freezing, poor insulation. Blind in your living room is not complete… Can’t use the safe, 2nd year in here and we got no instructions no batteries to open or operate it! The dryer does not work it always say clean filter! The lights are weak and flickering!! The oven does not work need to restart everytime! The gym is ok, 4 treadmill, 2 elliptical, few weights, 1 weight machine, 1 lift machine, 3 spinners you cant stream through gym tv as it is not smart tv. Game room is tucked in the loading dock. The only good thing about this building is their concierge and the par free coffee. Property management have no clue on what they are doing, it’s always the concierge that got you. Not as luxurious as they advertise it. It’s 3 star if you pay 1500 for 1 bed room take your money somewhere else. It’s just convenient thats why we signed another lease.

Opinion can change

I do love the suites, however I've noticed it is considerably loud on the north facing units (even on higher floors). The rent price is not consistent (someone I know is renting a unit for x amount and they tried to tell me it would be $300 more expensive if I rented the floor below her-same unit.. from what I've spoken with others this is one of the largest complaints. Also I rented starting the same month as her, they charge me a pet fee for a small cat however not for her dog). Fire alarm issue seems to have slowed (it was going off almost 3-4 times a week due to rude tenants having friends over and thinking it was funny). The concierge is amazing, super nice and helpful on every occasion I've had. The other staff however can be a bit hit or miss, however I saw some new faces and haven't had any issues/rude occasions so far. I'm looking to change my unit so hopefully my complaints will be gone, I think it depends however I'll see when the time comes! I have had issues with some neighbours. Some will get drunk and their friends continuously mistaken my unit for theirs so if my door wasn't locked they'd come right in... but concierge has seemed to be handling this issue. Hoping to re-fall in love with this building with a unit change... and perhaps when strategic group successfully sells it, it will be up from there!
