Nashville’s average rent reached $1,407 in March, after a 1.5% decrease since last year. With a renter share of 44%, Nashville is a desirable place to live and work in, with apartment prices similar to the national average of $1,407.

The average rent for an apartment in Nashville decreased compared to Franklin ($1,544), where prices went up by 2.1% since last year. At the same time, in Murfreesboro ($1,195), rent went up by 3.1%.

What it costs to rent in the largest renter hubs in the Nashville area

The city with the largest renter share is Murfreesboro (46%), followed by Nashville, where there is a 44% renter share. Lebanon, with an average rent of $1,084, has the third largest share of renters (40%) and has experienced a rent increase of 0.1% since March 2020. In Smyrna, where 40% of the population are renters, the average rent is $1,192, going up by 6.4% in the past year. Apartments in Goodlettsville, where 37% of residents are renters, cost $1,179 per month, an increase of 3.3% in one year.
